So You Want To Buy A House?

On the house we're buying (which is well inland), high winds during hurricane Irma brought down a tree and destroyed the detached garage, which was then rebuilt. The tree was removed and there are no remaining trees which pose any threat to structures or even fences. It still took almost two months to find an insurer who would acknowledge that and provide a reasonable rate. Well, reasonable in this market; around $2800, where most quotes ranged from $5000 to $8000 largely because of the non-existent tree.

One note about the LexisNexis CLUE insurance claims database, since it was discussed in the other NAD thread and in The Bar ... I do not think it is accurate that contractors and similar parties can report anything to CLUE. Everything I can find says that it strictly tracks and reports actual claim data, and that only subscribing insurers can report claims to the database. I suppose insurers could try to collect data from contractors, but they'd still have to fraudulently report it as if it were a claim, as far as I can tell.

(I had a bunch of supporting links to various state agency FAQs and even sample CLUE reports that I tried to post yesterday but I guess the forum choked while validating one of them, I kept getting gateway timeouts, so I finally gave up. But since the topic is sort of relevant again and I had reiterated the contract/CLUE thing, I figured I should set the record straight. I asked my GC if he'd ever reported anything or knew anyone who had, and he'd never heard of such a thing, which set me to digging...)
