Couple of places -- not wrecks, but not STR capable due to HOA and location -- listed for a year, no sale, now back-on-market at 35%ish below that ask.

We'll see what they SELL for, but there's nothing wrong with them that I can see and the same sort of thing is showing up in some of the condos too, which ARE STR eligible.

Now not everywhere yet, but once that shit starts it hit appraisals, and then the snowball gathers mass.
