I get a call a week wanting to buy my property. I don't have a way out, because demand would be to buy another property. Text messages also come in. It used to be massive amounts of bulk mail, but I suspect they aren't getting a payback from mailing hundreds of pieces. Sometimes I get 5 to 10 from the same speculator. How much property is in the hands of speculators, keeping pressure on the day to day market?

@Mannfm11 have you ever actually asked for an offer from them? My house went for 775K (private party), I built it for 500K in 2005ish... 5 acres, 4000 sqft, 2000 sqft garage, 35Kgal pool, etc. ... I got those calls all the time, most were so lowball it wasn't even funny. One offered 250K. Usually in the 350K range. I guess they were looking for people who are desperate? I finally went back to my policy of not answering if I don't recognize the number. The house has been done and gone for six months and I still get calls almost daily.

My answer to any such solicitation by text or email (assuming I actually own it; they troll old records) is "what's your bid?"

They usually come back with something (like "well, tell us more about your property") to which I reply "You already said you wanted to buy it, so what's your bid? Momma told me never to negotiate against myself and she wasn't stupid."

That's usually the end of that.

I get calls/texts a lot asking for property. A couple of times I've entertained the idea. Usually they offer 1/2 to 2/3 the zillow estimate. Of course when you talk to them, they transfer you three times to talk to the final guy. Just some bottom feeders looking for scraps / desperate people.

We live in the absolute bottom housing in Rochester, MI. Multi-million dollar homes in town and we still get those kind of purchase offers.

I get the calls/texts multiple times a week on the rentals I own.

When I feel like trolling them, I respond back with...."If you offer 1 million dollars, the property is yours and I will even buy you dinner"

Since none of my rentals are worth over 300k, I usually don't get a response back. smiley
