I live in Texas. The percentage is capped somewhat by the state. Of course the way around it is to re-value the property to a higher number just like Mannfm11's Colin County. I'm in a small rural city. I bought all the lots the border my house so that I can have a buffer between me and other houses. Years ago they raised all of the lots to a 5K valuation. I protested and went down the appraiser's office armed with values of other lots next to mine. One was valued at $1500 owned by "the man". I questioned it and received a response that it was owned by a developer. When I ask about why there wasn't an equal application of tax values to similar properties I got the "it's just that way". Open and flagrant violation of tax statutes with no recourse, check. Working towards not being an ATM for the state, double check.|
