The other way they get you is in the revals. Guy here in Ohio ... his property was recently reval'd along with everyone elses (every 3 years) ... property valuation went up 87% (not a typo). No additions, no improvements, just went up 87%. Needless to say, he has contacted an attorney and he will be fighting it. The problems is, the schools have to approve any appleal to the reval, and of course, there is no incentive for them to do so.
That doesn't work here if you are a homeowner; State Statutes limit appraised value increases for homeowners to 3% annually. Was passed decades ago after they started doing exactly THIS to people in SE Florida, forcing 80 year old retirees out by jacking their taxes by 100% a year when the teardowns started in their neighborhood.
Can't do it any more -- EXCEPT to non-owner-occupied (no homeowner's exemption.) Thus, they DO do it -- to rental properties. And this ****s straight up the ass the people who can't afford it, and forces them (most-particularly military) into buying.
Well, since they PCS every 2 years BUYING is ****ing brain-dead stupid for most people as the transaction costs likely exceed the capital gains.
But it's VERY profitable to force military people to do that if you run a ****ing title company, isn't it?
