So... How to see "boom" before it goes BOOM?

When the downtrend accelerates and all attempts at intervention fail, and the PERCEPTION that they have failed takes hold... "boom" is "soon".

Right now the perception is that the Fed has QE3 left up its sleeve (and perhaps QE4/5/6..). In other words, the PERCEPTION is that it's still possible to kick the can a bit further down the road.

Europe is a bit of a wild card. It appears the Euro will depend on the Fed to survive. So... I'm predicting a near "boom" in the next few days, followed by massive overt and covert Fed intervention, with the can kicked down the road a bit longer.

Hope I'm right. We leave on a long vacation in a couple of days and I want to be able to get back home...

Nope. In fact, he had a full on "blast a thon" on Tuesday morning.

Shooting 30-06's 200 feet from where I'm sitting.

The reason we decided to sell now is that there is a new FL law that says he can do whatever he wants to back there, whenever he wants. ONLY the FL Statutes apply to firing guns now. There is no distance requirement from a home, school, etc. Our county used to have a 450 foot buffer, but that was thrown out in order to comply with the new law. Also, the county says they will not take any noise complaints regarding gunfire.

Well, I saw that change and said "Hell no."

Hope the new buyers like it... there is no requirement for me to disclose this to them (I checked with several lawyers).

Less than 2 weeks... I'm tired of having panic attacks and my hair is falling out. Anyone who knows guns can tell you that listening to 7 hours straight of 30-06 shoooting just 200 feet from your son't bed is not what you want.

I'm going to put $2,400 down on the rental house on Friday. It's expensive (and dirty) but at least it can't be any worse than here.

So in FL now, you can set up a dirt berm right on your property line and shoot the biggest guns you want, all day and all night, right next to a school, church, hospital, or whatever.

There is NOTHING anyone can do. Counties won't touch this with a 10 foot pole now because the new law has major "teeth" and counties will face a huge fine for shutting down anyone who is firing safely, and the actual officer or offical can be fined $5,000 and fired as well! (plus the county has to pay the gun owner's legal fees!)

It is also 100% legal to shoot up in the air, as long as you don't shoot in a public place or over someone's house. The town down the road from me has big problem with people firing into the air for holidays. They wanted to pass an ordinance banning shooting into the air, but they had to cancel that because FL Statutes rule now and it's NOT illegal.

I don't have the time or money to try to change this situation, so all I can do is move on (and lose $20k of my money on this house).

Karl, tell me about it. The guy stands right on the property line, which is about 180 feet from my fence. You can forget using our backyard. The kids are scared to death.

It sounds like CANNONS.

FS 790.15 is the gun law of the entire state now. Some cities had prohibitions against shooting guns in city limits but those are all void now. Below are the only regs pertaining to firing guns:

Basically, not shooting over a paved road, into a house, over a house, out of a car, or in a public place. Other than that, go for it.

Mind you, I'm in a subdivision, with an HOA, in the city limits. I had no idea we were getting into this.

Now with the new law, we are royally screwed. Anyone who is buying property that backs up to woods or a field is at risk of someone putting up a backstop and shooting non-stop (and at least he is shooting *away* from our house, but there is nothing to stop him from turning this way if he got some more dirt)

It's something that buyers of FL real estate need to be aware of. You can even shoot in the city, in a zero lot line backyard, as long as you have a "safe" backstop. Luckily most folks won't break out the guns, but some bad situations like mine are bound to happen.

I have actively tried to avoid buying property with additional restrictions such as homeowners' association clauses. But... if you're already part of an HOA... and this fellow is really creating a nuisance... then how come the HOA didn't just vote on a new rule? Does the state legislation preempt private property owners (and associations) from enacting their own limits and rules?

The HOA has no power here. This is the statewide law of FL. What is an HOA going to do about anything? Ours is so lax that we have folks who haven't paid their dues in years.

I'm going to avoid HOAs like the plague next time we buy.

We're moving into a rental next week, and I found the HOA's page on Facebook. It seems that so many folks there are not paying dues, that they had to raise the dues by $250 at the last meeting. That sucks!!! I'm going to call and make sure the dues are paid up for the rental house we're looking at. If not, red flag.

HOAs will go down in flames as the next shoe drops and more folks stop paying and or lose their homes in these HOA neighborhoods.

The land isn't covered by HOA, it is adjacent.

Further, the owner is the one that sold the land for the subdivision which is governed by the HOA.

I found out that the HOA dues on our potential rental house ARE paid up to date, so that is a good sign.

While I was on the phone with the management company, I chatted with the guy and he said the neighborhood is in pretty good shape. He said he knows of one neighborhood where owners are a total of $120,000 behind. YIKES. Who would BUY in that neighborhood? I said, yeah some of these places have very high monthly dues. He said "Not this one - only $90 a month." I said "Who the heck can afford that? That's not what I consider low."

So I don't care if the neighborhood is going to hell or what. I'm not BUYING there, so I'm free to leave. It will be a nice change until we make our final move out of FL.

Why do you guys think an HOA could make a rule and supersede Florida law? It cannot.

So the guy back there is 100% legal to do anything he wants under the new FL law. Who am I to deny him his rights? I'm just going to remove myself from the objectionable situation. (and keep my fingers crossed that this closing goes through and the stupid world doesn't end by Oct. 27th!)
